You’re getting a lot of response from the Market Snapshot lead capture form on your website. Can you tell us a bit about the number and quality of leads and how you’re following up with them?
I can say that I typically generate about 30-50 buyer leads a month to my website. Most do not leave phone number, but I have found that Market Snapshot is all I need to get them to come back again and again, to leave phone numbers, set up appointments and close more homes. In the last year, I have noticed that I have increased my conversion ratio from about 10% before Market Snapshot to now about 70% with.
As for following up with leads, they are typically internet leads and you just have to be patient, they will contact you when they are ready. You just have to know what to say, when to say it and have the right tools available when they are ready.
You’ve mentioned that Market Snapshot gives you that extra edge that distinguishes you from the competition. How does it help you stand out?
SCHOOL INFO, SCHOOL INFO, and OH did I mention SCHOOL INFO? Most buyers here in Columbus, Ohio are concerned about the school district that they are in. They want to know is this a good school area. Me giving them this information comes across like I’m trying to sway them into a certain location. But Market Snapshot is an objective resource that gives this information to them and they can make their own decision from the demographics.
My clients also like the Community Reports. I have found these to be very beneficial for those that are re-locating to the Columbus area.
How is the integration of your Market Snapshot and Top Producer 8i database helping with your followup?
I have Market Snapshot links in my emails and on my websites (both of them). Yes I have a website for my buyers and yet another website for only my sellers. This seems to work really well; buyers only want information and sellers want to know you and what you have done as a REALTOR.
My clients can sign up for Market Snapshot on either site. If they are a buyer my tag line for my Snapshot is “Get School and Community Info Here.” If they are sellers, my tag line is “Get Your Home’s Value”.
Either way, I have both ends of the spectrum covered and the leads are sent straight to my 8i Database and therefore I can plug them in for automatic follow up. (By the way my seller site is a Top Producer Website. It’s very professional-looking and automatically integrates the leads right to your 8i.)
What advice do you have for REALTORs who are considering subscribing to Market Snapshot?
In the words of NIKE…. JUST DO IT!!!!! Don’t think about it, don’t sit on the fence! We are in an entirely different market now and you MUST have the right tools if you want the business!
