Market Snapshot Setup
The options you choose in the Market Snapshot Setup determine when Market Snapshots are sent out, the color theme, and what content is displayed.
Email Notification
Receive email notification of Market Snapshot updates is turned on by default. This means that every time a lead receives an automatically scheduled Market Snapshot, you will be sent a notification email. You’ll probably want to keep this turned on when you begin using Market Snapshot. However, when you have a large number of Market Snapshots being generated on a regular basis, this option can create a lot of email for you to manage. At that point, you could consider turning this option off.
Minimum Listings Required
When Top Marketer searches your MLS for content to include in a Market Snapshot, it is looking for listings similar to the criteria entered by the lead on the Market Snapshot Inquiry Form. Occasionally, the criteria entered will not match any data on your MLS. For example, an interested buyer could be looking for a condo for under $200,000 in an area that is almost entirely single-family residential costing over $500,000.
By default, Minimum Listings Required is set to Allow 0. This mean if the search criteria return zero results from your MLS, a Market Snapshot will be sent without any market data. It is highly recommend that you change this setting to Require at least 1. By setting the Market Snapshot to require at least 1 listing, you will ensure that every sent Market Snapshot will contain market data.
If a Market Snapshot fails because there were no matching listings, it will still appear in the Status Report and you will still receive the lead, so you can review the criteria and determine why it failed. This is a good opportunity to contact the lead and discuss the local market! You can always regenerate the Market Snapshot for your lead with new criteria.
Color Themes
The Color Themes option allows you to choose the color theme you like best. Each color theme is designed to be eye-catching and easy to read.
MLS Snapshot Options
Next to your MLS, there are several very important checkboxes:
- Auto Send MS will send the Market Snapshot to the lead as soon as the content has been generated. We recommend you enable this option so that your leads receive their Market Snapshot promptly. Otherwise, you must log in to Top Marketer, review your new leads, and manually initiate the Market Snapshot.
- Include Sold Homes On Seller’s MS and On Buyer’s MS determine if information about sold homes will be included on each type of Market Snapshot.
Market Snapshot Pro
If you have Market Snapshot Pro, the Market Snapshot Setup page will have an additional option at the top: Market Snapshot Type. This allows you to choose if you would like to use the Standard version of Market Snapshot, or use the Pro version. The selection made here determines what type of Snapshot is sent to all of your subscribers. You can always change the type of Snapshot you are using in the future, but it will change it for all existing subscribers, as well as new subscribers.
Important: If you change the Snapshot Type after Snapshots have been generated for subscribers, the change will only affect future Snapshots. Previous Snapshots will still be accessible and remain as the previous type.
If you have chosen to use Market Snapshot Pro, you may have additional options available for displaying information on your Snapshot, depending on your MLS. Options may include the ablility to show Expired/Withdrawn and Pending listings on your Seller's and Buyer's Snapshots.
