What is IDX and how do I add it to my Web site?

Internet Data Exchange (IDX) – also known as Broker Reciprocity – is an MLS-regulated program that allows real estate professionals to download and display MLS active listings on their personal web sites.

IDX access eligibility depends on local MLS rules. Some MLS boards allow both Brokers and Agents to have IDX programs, while others only allow access to Brokers. Please note that each MLS has different requirements for setting up IDX and different methods for making it available to its members.

In all cases you’ll need to complete some paper work for the MLS to allow you to display the MLS listing data on your Web site.

Can’t I get an IDX search directly from my MLS?

Some MLS systems do provide IDX search solutions that you can “frame” into your Web site. However, these programs offer minimal "branding" for you, do not provide any lead capture tools and are unlikely to provide an email update program for you to maintain first contact with your website visitors. Top Producer IDX offers all these features and more.

Does Top Producer IDX support my MLS?

To see if your MLS is supported by Top Producer IDX please complete the MLS Request Form and we will contact you immediately. Alternatively, you can call us at 1-800-821-3657 and one of our sales associates will be happy to assist you. Your can also contact your MLS administrator and inquire into the options that are available to you.

How does the Property Alert feature work? Can I subscribe to the Property Alert service separately?

Property Alert is an email notification program that automatically emails your clients when new listings that match their listed search criteria come on the market. The service also enables prospects to easily save their property searches as well as track the status of their favorite listings. At the same time, the service provides powerful tracking tools so that you are informed on your registered subscribers and on every Property Alert that goes out.

Property Alert is a service of Top Producer IDX and is not sold separately as a standalone service. Top

Is it required to identify the listing broker on IDX listings?

Yes. In general it is required to display information that identifies the listing broker and/or listing agent. In some cases the MLS regulations also require the phone number of the listing broker or agent. Since IDX regulations are individually determined by the local MLS it is important to familiarize yourself with your local rules and/or contact your MLS for more information.

Does the IDX data contain any confidential information?

No. IDX data fields only contain data that are approved for public display by the MLS and do not contain any confidential information.

Do I have to be a member of the local MLS to get listings?

Yes. MLS agreements require that we only provide our IDX services to active members authorized to participate in IDX for that MLS.

How often do you update the data?

In order to deliver the most up-to-date data to you and your customers we update the data once every 24 hours.

In some cases, property photos may take longer as they are not immediately available to us. However, they will be added automatically once they are available.

In the IDX agreement, what is the difference between a "Participant" and a "Subscriber"?

A "Participant" is a Broker member, or Principal Broker member of the Multiple Listing Service. A "Subscriber" is a non-Principal Broker member (or Agent) of the Multiple Listing Service. The majority of IDX agreements require a Participant signature.

What type of reports does Top Producer IDX allow me to track? Will I be able to track the actions of my registered users?

Yes. Through the Top Producer IDX Dashboard you will be able to keep track of the number of leads you received from each lead form, the number of views each of your own listings received and how many visitors signed up for a Property Alert. In addition, you’ll also have access to what searches your subscribers saved, which listings they were interested in and every property update that was sent out on your behalf. With Top Producer IDX you’ll know everything about your prospects future home needs even before you contact them!
